roof vent leaking

Hi chaps and chapesses,

my fiamma roof vent has sprung a leak.

Think it is the old model with a 36 x 36 aperture.

From the mess that is on the roof, we think there was a seal originally....so, the aperture is now covered with clack sacks and gaffa tape. Looks likse sticky stuff has been applied too. So, how do I get the manky sticky stuff off.....and can I put it back with something like sikaflex....or does anyone know where I can get a new seal?

I used green scouring pad and white spirit to get the gunk off worked a treat , and sikaflex to stick back down a new one .
