Wow, that is a lot of bad news that I don't want to believe / see :-( :-( :-( :-(

I guess I'll have to think really careful on what to do. I'll might take it somewhere for a detailed look. I have a couple of contacts now .

To be honest I've inspected the van on the panels and wheel arches and it doesn't look too bad.

Is it possible that the roof rust is only concentrated in the back left side as shown on the pics? Who knows... I'll have a second opinion and let you know.

On another hand I would love to buy a decent body and move everything over.... but first I don't have the place to do it and second I don't think I have the knowledge to do it properly...

Would that be VERY costly? I'd need to add the new van cost as well... o gosh... what a mess.

You could patch it, up to a point, but it won't look pretty and those windows would have to come out. Your biggest problems are not likely to be evident until its stripped back to something solid - which may prove to be hair-raising to say the least. The only other thing I can think of is to tackle one bit at a time. It won't cost any less, but the cost may be more spread out.

What worries me is the riveted on gutters

the originals would've been spot welded to the panel beneath, and by cutting these off that joint has been lost, and is probably what is letting the water in causing that horrendous rust above the windows

The westys and factory van roofs do rust on the gutters badly, I guess that has happened here, but someone had just cut the whole lot off and riveted those angles on instead, which has made the issue far worse rather than curing it
