Do I, don't I? Any advice welcome

I've been to see a T25 hard top that I really really like, but as a novice I'm not sure whether it's good value.
On the plus side:
Bodywork is in great nick, the van has been lovingly cared for by the same family for over a decade
MOT passed with flying colours
Water cooled 1.9 petrol engine
Interior in reasonable condition, passenger seat twists around
Drives well and starts easily
On the negative:
122k miles on the clock - is this a lot? The engine was reconditioned at 100k
No rear seat belts - I guess these could be retro-fitted
Currently no bed in top but this looks easy to sort out.
No fridge ?
Not a rock & roll bed, but easily opened out and seems sturdy enough.
I've got to say I like the van but is £4k too much for a vehicle with so many miles? At what point does a VW go to campervan heaven?
