Have been to that place. There is a great hotel there overlooking the reservoir. Price is only for a short leasehold so you don't own it. Thought there must be a catch as it is cheap when you consider the amount of land.

could always buy a Carat , convert it to syncro , cut a hole in the roof and add a poptop then take an angle grinder to rear section of AC ducting

I'm set on the spec now Elvis. Westfalia Syncro Pop Top with Aircon in Alpine. Not bothered how many diff locks etc as will be beach transport. Will wait as long as it takes for the right one. Once I've found one then the next owner will have to wait for me to kick the bucket. Damn I wish there were...
